Make sure all your listings are on GOOGLE MAPS!

Make sure all your listings are on GOOGLE MAPS!  I was lucky enough to catch Missy Caulksblog on the newest feature for real estate.  I knew this was coming but missed the grand opening.  Well, of course there are still obviously bugs to be worked out between Google and the sites that are syndicating to it.  Of course many of us will have multiple sites feeding to Google but, I suggest going and making sure all of your listings are at least on the map once.  Being with Coldwell Banker our national site is feeding to Google but, Listhub is back filling along with Postlets.com.

 Now all the listings are obviously still it seems uploading.  I have some listings with pictures and some with maybe just two of the syndicated sites feeding the listing.

So I would rush right out and make sure you listings are all being represented.  By the way Postlets.com is working to resolve the issue with the pictures on some of my listings.  I am sure it is just a time issue of uploading all of that data.

Do you Spring Fresh your listings.

Everyone here on Active Rain knows what to do don't they?  Say you get a brand new listing in December or January.  Of course run right out and get your pictures taken and then put you listing in.  OK you have showings but no offers yet and BAM it is SPRING time.  So what do you do???   What you don't know think hard know here is a hint.

                        

Have we got the answer yet.  I tell you what here is the other hint.

Notice anything different?  Yes, yes I know the garage is on the other side.  Same basic home though (actually right around the corner)  but, what has caught your eye?  Maybe the COLOR!   YES Spring time so let's freshen up all those listings that have a dead yard or no leaves on the trees.   Can't you see what a difference the color makes in these two photo's?  The sky is not overcast and dreary, everything is green it even makes the brick look brighter.   You need to remember as all those buyers that we know are out there searching on the Internet are looking at homes that fit their basic requirements.  Yes it has enough bedrooms and bathrooms.  Yes, it has a garage.  But,  just as we talk to our sellers about staging their home and taking down all the clutter we need to stage our listings. 

I don't know about you but, I have already scheduled my photographer to go out and reshoot the front of all the new listings that I got over the winter.   I even have him scheduled to go by and just shoot the front one home that I do not even have listed yet.   But,  I went by today to speak with the owners and they have two beautiful dogwood trees in their front yard and wonderful azaleas in bloom in front of the home.  That picture is really going to grab some buyers attention as they scan the internet looking for their next home sweet home. 

So Spring Fresh your listings and grab that buyers attention from the first glance!

What is your word worth to you?

Have you run into the unscrupulous type?  I went on a listing appointment today and the client to be is still listed with another agent.  I was first contacted by the sellers a few days ago when they called to ask me to come meet with them.  He explained that he was presently listed with another agent but, that the listing was about to expire.  I explained to them that I could talk to them (since he contacted me) but, we could not do any contracts or move forward on anything until his listing contract had expired or he had them withdraw the listing.  Well, the client to be called the former agent and asked to be released from their contract.  Well they were told no problem.  Problem being is not sure if he is being cute or what.  The listing was Temporarily off Market.  So he is keeping his contract enforce but, just taking their home off the market.  So don't release them but, punish them by taking the home off market so it is not active. 

I am sorry but, if I have not lived up to my clients expectations I am glad to part on good terms.  Would you hold your clients hostage?  Or even worse hold them hostage in private?!  I am really shocked at what I see everyday and amazed at what my fellow agents are sometimes capable of. 

When it comes down to all we have is our word and our bond so what is your word worth??
