Third times a charm for a home sale in Greensboro, NC.  Well selling a home is not usually such a challenge even if it is a short sale home.  I have a home in south eastern Greensboro, North Carolina.  For unfortunate reasons the owner needed me to pursue a short sale on the home. We actually had it under the first contract within three weeks of listing it. 

OK contract #1 came in after three weeks of working on a short sale approval the buyer pulled out.   Only three weeks into the process he changes his mind.  That was on a Thursday.  Monday I had short sale approval.  Of course Thursday I scrambled to get the property active again.

Now contract #2 came along on Monday and we started to move to close.  The inspections were all done and they have set the closing everyone is all ready for a closing after two weeks on a Monday morning two days before the short sale approval expires.  Sunday evening I get an email from the buyer's agent.  THE BUYER IS PULLING OUT!  AARRRRGGHHHHH. 

                                                                                              

They have just decided to change their mind because they can not get all the funds out by Monday (it would have been one extra day) and they just feel like it is the wrong place.  So they gave up $2,000 in earnest money to boot.

Now contract #3 is here and we are moving along quickly to closing.  I did get an extension on the short sale approval but it was only for three weeks.  So when we went under contract the buyer's agent then came back to me one day later and told me that they could not close on time and it would be the end of the month.  I made some calls and then called the agent and told her one of my lenders can get it done on time.  So we hooked up my lender with the buyer and we are right back on track.  So come on baby third times a charm!!! 

Actually come to think of it if this keeps up and I keep getting to keep the earnest money for the bank it may not be a short sale after all!

OK a really good experience with a short sale!  Go figure.  I sent in a contract on one of my short sale listings and got an approval in THREE WEEKS!!!!!!  You want to talk about shocked!  Of course it was a pleasent surprise but a surprise for sure. 

Now want to know the best part.  The original buyer withdrew his offer three days before the approval came through so I put it back active and had mulitple offers in a few days.  We took a full price CASH offer.  Hey LIFE IS GOOD!!  You know what that means TIME TO DO THE HAPPY DANCE!
