Save Some Pennies or Sell Your Home. After the last few days of showings I have come to the conclusion that some people just do not
think about truly selling their homes. We will ask a simple question. If you were out looking to buy a home in 96 degree heat how long would you spend in a house that was just as hot or hotter then the outside. I showed four homes today. Two of the homes were warm but not hot. One home the thermostat was off so the temperature was unbearable. Then one home was a nice 74 degrees which felt heavenly. Well the "hot house" was nice enough the buyer did not want to stay and look because it was so uncomfortable. I will tell you that the most comfortable home is also the one we are about to put in an offer on. The home was bright, staged well and the thermostat was on a comfortable setting. So do we think that having a say $100 power bill versus a $50 power bill help sell that house. I will let you decide.

Larry: it's really amazing what people will do to try to save a few bucks. Bad idea to have your home hot and stuffy when trying to sell in wamer months.
Oh, I love, love, LOVE that comparison--the power bill vs. staying on the market until the temperature cools down a bit! You are SO right and I hope that sellers all across the state read this post. I have come out of homes lately, looking and feeling like I just worked out at the gym for an hour. Getting into the car with the a/c going full blast doesn't cool you down enough either and you just PRAY that the next home is set on 60!

It really amazes me. One home had even some staging done but they couldn't afford to keep the home comfortable to enough to show it.

Oh you know it. I could not get back to the car soon enough and crank the AC up as high as I could. I gave the listing agent feedback that the home looked nice but the buyers did not want to stay long because it was so uncomfortable. I hope they can take a hint.

Yes you would think. The listing agent for the "Hot House" has been calling to see if they are still considering that home. I had to tell him that they found the one they wanted after they saw his (the temp in that house was much cooler and more comfortable to see)

Homes are bought emotionally and if your Buyer's fight-or-flight response kicks in and starts screaming at them "OMG GET ME OUTTA HERE!!!!!" that's a pretty negative emotion.
You don't have much of a chance of selling that property.
